About Us

Sunrise Lake Estates consists of all houses after the bridge on Nicola road (148 Nicola being the first house on Nicola road included) which includes Dudley, Beechtree, Jordan, Lincoln, Estates and Holiday.

Sunrise Lake Estates Association's first meeting of the incorporators was held on October 11, 1971. The Association was certified as a voluntary corporation on August 14, 1972. Beach #1 (Nicola Rd-near dam) and Beach #2 (corner Nicola Rd and Jordon Dr.) were deeded to the Sunrise Lake Estates Association on November 15, 1972.

The purpose of incorporating the Sunrise Lake Association as a voluntary or as we would say today non-profit corporation is so there would be no property taxes leveled on the beach land, (which today would be quite high). The general purpose of the Association is not for profit. The original purposes of the Association were deemed ‘charitable works' and were laid out in the original Corporation Articles of Agreement.

Original Corporation Articles of Agreement:

a) To provide, maintain and operate facilities to be used for social recreation and improvement by and among the property owners at the resort development known as Sunrise Lake Estates at Sunrise Lake in Middleton, NH. (Bet you didn't know you lived at a resort)

 b) To provide, maintain and operate the beach areas on or near Sunrise Lake in Middleton, NH for the common usage and enjoyment of the property owners and their guests at Sunrise Lake Estates.

c) To plan, cultivate, preserve and protect shade trees and timberlands.

d) To hold title to real estate and personal property for the benefit of the corporation.

e) To have, hold, buy, sell, lease, mortgage, develop and otherwise act to convey, transfer or acquire real estate and personal property for the benefit of the corporation.

f) To do all things legally necessary and proper for the successful conduct of the corporation.

This includes monitoring the community for compliance to the covenant that was written by the original developers of Sunrise Lake Estates in 1965.

The covenant is referenced in our deeds like this:

“Subject to certain restrictions upon use of the above described premises as more fully set forth in the vote of the directors of Sunrise Lakeland's Inc. dated April 6, 1965 recorded Book 793 Page 435” (this is where you may find this document at the Strafford County Registry of Deeds, there is also an unofficial copy on this web site).

This reference is found in all of the original and should be in all current property deeds and should also be disclosed by all Real Estate agents selling property in this development (there is a copy of the official covenant, in the document portion of this web site). The basic premise behind the covenant was to prevent our development from becoming something the developers didn't want it to be (remember it's a resort).

Sunrise Lake Estates Association and the Covenant:

The current Association chooses to view contents of the covenant this way; we all live on postage stamp size lots, so what you do in your front, back or side yards; you are doing in your neighbor's front, back or side yards. The current Association believes the covenant was created to instill common courtesy to all neighbors and to insure property values. The SLEA is here to help and to do so we need your voluntary help. The Association doesn't enforce the rules of the covenant on their own accord per se because the Association is a voluntary cooperative, not a formal mandate. This means that if a neighbor has a complaint the SLEA will first review the facts try to help gain a mutual agreement. In certain situations should the good faith efforts to gain agreement not be forthcoming in a timely manner, resolution through the law, may be necessary.

Sunrise Lake Estates Association and the Beaches: The two beaches in our community are cared for and major maintenance is done completely by volunteer members of the SLEA.

  • The docks are built, installed, uninstalled and repaired by the Association volunteers.
  • The picnic tables are purchase and maintained by the Association.
  • The sand is applied for, purchased and spread by the Association volunteers.

We encourage all residents to consider becoming an active Association member to strengthen our membership and the benefits membership affords. However, we are aware that this is an individual family decision and respect your right to choose. (Please see the membership portion of this website.)

Key Point:

• Beach rights are deeded to all in our community. Dock rights are reserved for Association members and the limited slips are assigned on a first come first serve basis, following the Treasures record of full current year's payment for both Association membership and slip space.
